I was given 7 days reflexion period during which time, should you decide to retract your offer, your deposit is refunded. But you must, of course, follow the correct procedure to notify such a change of mind. This means sending a letter to the notaire or agent, by registered mail, which must be received by the notaire on or before the 7th day. Once the 7 days have elapsed you’re then legally bound to proceed ... and if you do back out, your deposit is forfeited.
The next official step was an appointment to the notaire’s office to pay my deposit – normally 10 % of the net purchase price. No work is undertaken by the notaire unless the deposit is paid !
In readiness, prior to leaving the UK I’d set up a forward contract with a currency broker. When I needed the money to pay my deposit I emailed the broker, who was then able to transfer the correct amount in Euros direct to the notaire’s nominated bank account.
